1- Occupancy Restrictions:
Single Family** Occupancy only as stated in Article 1 Section 13 in Declaration of Covenants(recorded 2004).
**"Persons related by blood, marriage or adoption, or no more than four (4) individuals occupying a dwelling unit who are committed to living together as a single housekeeping unit, in harmony with the HOA Bylaws and Restrictive Covenants, responsible for maintaining a common household."
2- Lease Term:
All Leases must be in writing and have a rental term of at least 6 months (as indicated on page 5, Section 4 in the Declaration of Covenants).
3- Lease Language Requirement:
The following must be written into all leases: "Tenant shall obey, adhere to and be bound by all provisions of the Declaration Of Covenants, Conditions, Restrictions, Easements, Charges And Liens For Stoneybrook Cottages, recorded in the Durham County Registry. Tenant acknowledges that he has received a copy of such Declaration and the rules and regulations of the Association and is familiar with the provisions of same."

4- Owners/Lessors HOA Rental Notice Intake Form:
Owner(s) AND Tenant (s) signed acknowledgement of the Lease Language Requirement, Tenants Additionally, Submit the contact information (email preferred) of the current tenant for neighborhood communication.

5- Owners/Lessors Responsibility:
The HOA requires both the renter and homeowner to abide by the expectation and regulations of Stoneybrook Cottages HOA. Owners are responsible for their tenants actions and must enforce in a timely manner the community's bylaws, covenants and policies when notified of any tenant violations.
